If you ask me if they were once doing good and now had to close they weren't keeping up. IMO

More likely real estate values have risen to the point where they couldn't ignore the dollar signs anymore

Yup. The centers around here still appear to do a brisk business, but the big threat is that as for real estate go up, between increased property tax and the potential profits from a sale, it could eventually be more profitable to sell out and close than to stay open. This might be less likely for independent centers but ones affiliated with the national chains I'd say always have this possibility.

This center is near me. I've never been, but no matter how successful the bowling alley was or could have been, it is no match for the value of the property as a housing development.
